How to update your listings page

You will need to upload one of the following official documents to support your Private Lodging Business Act notification number:

  • A copy of the Private Lodging Business Act display permit
  • A screenshot of the notification email from the municipal authority
  • A screenshot of the Private Lodging administrator system
  • A screenshot of the acceptance notification email from thePrivate Lodging administrator system
  • A copy of the written notice of your notification number

You can revise the information or upload the document in the following way:

  1. Go to Listings and select the listing you want
  2. Click or tap Policies and rules
  3. Go to Laws and regulation, and click or tap Regulations
  4. Click or tap Register your listing
  5. Click or tap Add notification number and add your information (Notification number, Your name/trade name or company name, and Email)
  6. Click or tap Supporting document to upload your documentation

In accordance with the Japanese Inns and Hotels Act and the National Strategic Special Zoning Act

If you have a business license under the Inns and Hotels Act or permission under the National Strategic Special Zoning Act, you will need to submit official documents to support your business license.

In order to list your own listing in Japan with a business license under the Inns and Hotels Act, or permission under the National Strategic Special Zoning Act, you will need to fill out the listing page with details such as license information and upload official documents to support it. This is required in order to confirm the authenticity of the "License Number" by comparing it with official documents. In addition, using another person's "license information" or using a forged or altered official document is a crime that violates the Criminal Law. Serious disciplinary action can and may be taken, including suspension or termination of your account. In the event that Airbnb detects any suspicious activity, Airbnb will immediately notify government agencies and the police.

Note: If you are using a management tool operated by a third party, you will need to log in to your account directly and complete the entry process in a similar manner.

How to update your listings page

You need to upload one of the following official documents to support the license information under the Inns and Hotels Act or under the National Strategic Special Zoning Act.

  • A copy of your license and/or permission under the Inns and Hotels Act
  • A copy of the Certificate of accreditation of National Strategic Special Economic Zoning Act

You can revise the information or upload the document in the following way:

  1. From your account, click or tap Listings and select the listing you want
  2. Click or tap Policies and rules
  3. Go to Laws and Regulations, click or tap Edit
  4. Click or tap Start under Register your listing
  5. Click or tap "Add License or Certification Number" under Add License or Certification Information for Target Listing Page, and add your information (Notification number, Your name/trade name or company name, and Email)
  6. If you click Next after the steps above, you will see a screen where you can upload official documents for theInns and Hotels Act or the National Strategic Special Zoning Act.

If you change your permit type

If the type of permit you have submitted changes, you can also change it from the existing listing management page.

In the case of the change from the Residential Accommodation Business Act to the Inns and Hotels Act, the National Strategic Special Zone Act, or the Special Permit by Local Governments (Farm Stay):

  1. From Account, click or tap Listings and select the listing you want
  2. Click or tap Policies and rules
  3. Select Laws, and in the Regulations field, click or tap Edit
  4. From the Regulations page, click View (the existing registration details will be displayed.)
  5. At the bottom of the screen, click or tap "Is this an exempted listing? Review the contents and enter the information."
  6. Select the type of change and add your information (Notification number, Your name/trade name or company name, and Email)
  7. If you click Next after the above, you will be directed to a screen where you can upload the official documents required by the Inns and Hotels Act or the National Strategic Special Zone Act.

In the case of a change from the Inns and Hotels Act, the National Strategic Special Zoning Act, or a special permit from a local government (Farm Stay) to the Private Lodging Business Act:

  1. From Account, click or tap Listings and select the listing you want
  2. Click or tap Policies and rules
  3. Select Laws and Regulations, click or tap Edit
  4. From the Regulations page, click or tap View (the existing registration details will be displayed.)
  5. At the bottom of the screen, click or tap "Already have your notification number? Enter it on the listing page."
  6. Add information based on your Residential Accommodation Business (Notification number, Your name/trade name or company name, and Email)
  7. Click or tap Next after the steps above, and you will be directed to a screen where you can upload official documents for the Private Lodging Business Act.

Note: It takes about 3 business days for listings to be published after uploading your documents, and it may take longer if there is any issues with your documents.


You won't receive a notification from Airbnb when your uploaded documents are approved, so make sure to check the Laws and regulations page on your Hosting dashboard.
